For interior projects — kitchen remodels, bathroom renovations, basement finishes — no HOA approval is required. For any exterior changes (decks, patios, fences, painting, window replacements, additions, siding) the Daybreak Community Association requires design review approval before South Jordan City will issue a building permit. Build Doctors prepares complete HOA submittals and manages the entire approval process at no additional charge
Typically 2–4 weeks for standard exterior requests. Build Doctors submits complete packages with architectural drawings, material specifications, and color samples to minimize revision cycles. We've submitted multiple projects through the Daybreak DCA process and know what reviewers look for. Incomplete submittals are the #1 cause of delays — we submit complete packages the first time.
Kitchen upgrades from builder-grade to custom finishes are our most requested Daybreak project. Outdoor living additions — lakeside decks, pergolas, and screened porches facing Oquirrh Lake — are a very close second. Basement finishes and master bathroom renovations round out the top four. All exterior projects are coordinated through the HOA and city simultaneously.
Yes — lake-view deck and patio additions are among our most popular and most rewarding Daybreak projects. These require DCA design approval (covering materials, height, setbacks from the lake easement, and aesthetic compatibility) followed by a South Jordan City building permit. Build Doctors manages both processes, specifying materials that meet both Daybreak's design standards and South Jordan's 2021 IRC requirements. Approved stamped plans are kept on-site throughout construction as required.
